As with many industries we have those insider terms that feel more like an “in joke” but really it is not that complicated.
Given that we have quite a few large projects on the go right now, we thought it would be the perfect opportunity to explain some of these terms.
What on earth is a fit-out?
The term fit-out is almost the umbrella that sits above all the terms that we will discuss below.
An office fit-out will usually consist of your chosen contractor taking your office or workplace from the planning and design, right through to turning that key and getting your team settled in their superb new environment.
It is so important to us and our clients that we explore all of the options open to them and make an informed decision as to what services they require and also how we can utilise the space for its specific function.
Shell and Core
This one quite simply does what it says on the tin. A shell and core are possibly the most extreme category of the fit-out family.
Once completed the commercial space may look fully functioning on the outside bit on the inside it is just the bare bones of concrete and metal, quite often without even lighting and heating but what you will have is a structurally sound space that is waterproof and sealed.
Cat A fit-out
This is the everyday essentials of the fit-out family. When a Cat A fit-out is completed you will have everything in terms of services that you will need to get up and running leaving you with a blank canvas for you to work it into the functionality that you and your team will need to allow you to do your specific jobs;
The services that you would usually expect to see in a Cat A fit-out are as listed as below.
- Basic lighting
- Vents and air conditioning
- Electrical points
- Data points
- Flooring and ceilings
In most instances a Cat A fit-out will lead onto a Cat B fit-out project.
Cat B fit-out
This is where the biggest visual differences can be seen and where our team get to really show off their talents.
We tailor design each workspace specifically for your teams needs and this we have found is particularly important in 2020 with the Covid-19 outbreak, to allow teams to feels safe in their work environment we Have suggested more space between each member and also where the clients feel necessary the Coviscreen will be placed additionally.
Usually when we work with a client on a cat B fit-out we would work closely with them as to make sure the space is not only visually pleasing, functionally sound but also on brand with branded décor if the client requires.
The services that you would usually expect to see in a Cat B fit-out are as listed as below.
- Branded wall coverings and signage outside and/or in
- Air conditioning routes.
- Power and data points moved to specific positions to suit the furniture layout.
- Partitions between areas of work or between each workspace if required.
- Breakout areas.
- Full Kitchen fit-out.
- Furniture and decorating.
